Regional Property Manager
Ten South Management Company is currently seeking a Regional Property Manager to join their team in Charleston, West Virginia.
Job Description:
The Regional Manager is responsible for ensuring the smooth operation of two or more apartment complexes in compliance with all Fair Housing laws, as well as all Tax Credit and/ or Section 8 rules/regulations/procedures.
Job Responsibilities:
Responsible for maintaining an occupancy rate of 96-98%. This includes but is not limited to advertising, promotions, resident retention/appreciation, proper maintenance of a Wait List, and semi-annual inspections of units.
Responsible for ensuring the appearance and operation of all buildings, grounds, and equipment meets or exceeds company established standards.
Investigates and resolves tenant complaints.
Directs and supervises the activities of the entire office and maintenance staff which may include but is not limited to the following position titles: Assistant Property Manager, Accounts Manager, Leasing Consultants, Maintenance Supervisor, Maintenance Technicians, Grounds Keeper, Housekeepers, Painters, Receptionists. Supervisory responsibilities include but are not limited to:
Hiring, firing, disciplining (per established company guidelines)
Work assignment
Annual performance appraisals
New Hire Orientation / training
Maintaining personnel records per company, State, Federal guidelines
Responsible for compliance with Tax Credit / Section 8 rules/regulations/guidelines. This includes but is not limited to:
Ensures all files comply with qualifications as established by the company and the Housing Authority.
Ensures all new move-ins meet standards as established by the company and the Housing Authority.
Ensures all recertification paperwork is accurate and completed on a timely basis.
Prepares office / staff / files / grounds for audits and inspections.
Prepares annual reports with supporting documentation for the company, Housing Authority, and lenders.
Approves the purchase of and/or directly purchases supplies and equipment for use on the property within established company guidelines.
Prepares / approves bi-weekly payroll for the entire property.
Assists the President in the preparation of an annual budget for the property.
Education and Experience:
High school diploma or equivalent required
Minimum of 5 years of experience working as a Property Manager in Section 8 and/or Tax Credit properties
Compensation and Benefits:
Compensation is commensurate with experience
